There is great news for Sylvancroft. The City of Edmonton is in the process of revising the bylaws for RF zoning. The main purpose of the bylaw revisions is to encourage people to live in the older areas by allowing a bit more density. If the city goes ahead with the revisions we would be able to build to the 8.6m height with just 20% total side yards rather than 2 m on each side, giving us a bit more width. For lots under 600 sq. m we can cover 45% instead of 40%.
To view the building pockets please click the link below. The square footage inside the lot pocket is the size of the allowable floor plate under the current bylaws, and the square footage to the right is what will be allowed if the city goes ahead with the changes.
